We define these tracts as ranging in size from 500 to 10,000 acres. The predominate interest in tracts of this magnitude is in their development potential; in particular, for residential developments with significant recreational amenities such as golf courses, tennis courts, equestrian facilities, hiking/nature trail networks and substantial clubhouse development including eating establishments, physical fitness areas and swimming pool facilities. Our representation for our developer/buyer clientele can include significant input into the due-diligence process that is typical during the pre-closing stages of the land acquisition process. Another primary usage of large tracts is for the concept of the family compound, where the initial tract is subdivided into smaller tracts that are allocated among family members. Finally, dependent upon the logging history of the tract, heavily forested acreage may be thinned and generate revenue from the sale of its commercial grade lumber.
